Why Private Road Maintenance Matters

Many areas and communities in The San Francisco Bay Area rely on private and shared roads to get by. These include residential neighborhoods, private lanes, ranch roads, HOA communities, and hillside properties. Their roadways have daily traffic and wear like any public street. But because they are private, it can be easy to overlook their repair and maintenance needs. That's why staying on top of their care is essential.

What We Do for Private Roads

Drainage

Our team inspects and reviews your road’s slope, grading, and runoff. This will enable us to develop a plan to prevent standing water and reduce moisture intrusion below the pavement surface.

Road Reconstruction

We can provide reconstruction in areas where the existing roadway has widespread failure. This service can restore structure and correct underlying issues, preventing them from spreading or worsening.

Targeted Repairs

If there are only specific areas or spots on your road that need to be repaired, we can patch pave these areas while leaving the rest of the asphalt surface alone. Our targeted repair focuses on localized areas, addressing problem areas while preserving stable portions of the road.

Providing Roads With the Right Asphalt Thickness

The thickness of your asphalt pavement plays a major role in its strength and durability. A thicker asphalt section is better able to support and evenly distribute vehicle loads, helping to reduce the risk of cracking, potholes and other pavement failures.

While a thinner asphalt section may have a lower upfront cost, it is more susceptible to damage and often requires more frequent repairs, which can lead to higher maintenance costs over time.

For most residential roads, we recommend paving 4-inches of asphalt. This thickness provides reliable long-term performance, supports typical traffic loads, and helps minimize future maintenance needs. It is also important to consider heavy service vehicles, such as garbage trucks, which can weigh between 50,000 and 80,000 pounds when fully loaded. A 4-inch asphalt section is better equipped to withstand these heavy loads and the repeated stress they place on residential roadways, helping to extend the life of the pavement and reduce future maintenance costs.
