What Does Seal Coating Do?
Asphalt won't remain strong and protected forever. That's why we recommend sealcoating—a protective barrier that helps preserve the asphalt surface, extend its lifespan, and maintain its appearance. Sealcoating helps:
- Protects against UV rays and sun exposure, which can dry out and erode the pavement’s surface.
- Prevents water and moisture from intruding into cracks or chips, weakening your pavement's structural integrity.
- Mitigates and softens daily wear and tear from foot traffic, vehicles, aging, and natural deterioration.
How We Prepare and Conduct Seal Coating
Surface Preparation
Preparing the targeted area correctly is key to a successful seal coat application. We'll prepare the area by cleaning it, clearing loose dirt, sweeping away vegetation, and treating any areas with chemical residue.Oil Spot Treatment
Oil‑soaked patches need extra attention before any seal coat is applied. We use specialized cleaners and primers on oil‑stained asphalt so the new coating can bond properly. This can also prevent peeling, flaking, and wear.Crack Repair
Seal coating isn't a repair. It's a protective layer. Before we sealcoat, we fill all major cracks so water can't slip underneath the surface and weaken the base.Seal Coat Application
Once the targeted areas have been properly cleaned, treated, and prepared, our team will get to work on applying the seal coat material to the asphalt surface. The material will be applied using either a sprayer or a squeegee machine. The Importance of Application Timing and Conditions

How Often Should Asphalt Be Seal Coated?
For most parking lots, sealcoating should be performed every 3 to 5 years, depending on traffic volume, weather exposure, and the condition of the pavement.
Waiting too long between sealcoat applications can allow oxidation, cracking, and water intrusion to accelerate pavement deterioration. A regular sealcoating schedule helps protect the asphalt from UV rays, moisture, oil spills, and everyday wear, ultimately extending the life of the pavement and reducing long-term maintenance costs.
